General Community Rules
Architectural Approval
All exterior modifications, additions, or alterations require written approval from the Architectural Review Committee (ARC) at least 30 days prior to commencement. This includes paint colors, fencing, landscaping changes, and structural additions.
Garbage & Recycling
Garbage and recycling bins must be stored out of sight except on designated collection days. Bins may be placed at curbside no earlier than 6pm the evening prior to collection and must be removed by 8pm on collection day.
Holiday Decorations
Seasonal decorations are permitted from November 1 through January 15. Decorations must be tasteful and in keeping with the community aesthetic. Illuminated decorations must be turned off by 11pm.
Noise Policy
Quiet Hours
Quiet hours are observed daily from 10pm to 8am. During these hours, all noise including music, power tools, and outdoor gatherings must be kept at a level that does not disturb neighboring residents.
Construction & Contractor Hours
Contractor and construction work is permitted Monday–Friday 8am–6pm, and Saturday 9am–5pm. No contractor work is permitted on Sundays or federal holidays.

Landscaping Standards
Lawn Maintenance
Lawns must be mowed and edged at minimum every 14 days during growing season (March–November). Grass height must not exceed 4 inches. Visible weeds in turf and planting beds must be addressed promptly.
Approved Plant List
Florida-friendly and drought-tolerant species are strongly encouraged. Invasive species (e.g., Brazilian Pepper, Air Potato) are prohibited. A full approved planting list is available from the management office.
Irrigation
Irrigation systems must comply with Palm Beach County water restrictions. Sprinklers may not operate between 10am and 4pm. All irrigation must be properly maintained to prevent overspray onto sidewalks or roadways.
Parking Standards
Driveway & Garage Use
Garages must be maintained and available for vehicle parking. Vehicles parked in driveways must be operational, licensed, and insured. Inoperable vehicles may not be stored on the property.
RVs, Boats & Trailers
Recreational vehicles, boats, trailers, and commercial vehicles over 1-ton capacity may not be parked in driveways or on streets except for active loading/unloading (max 24 hours). Long-term storage must be off-site.
Pet Standards
Leash Requirement
All pets must be on a leash no longer than 6 feet when outside the owner's home. Pets may not be left unattended in yards unless within a fully enclosed fence approved by the ARC.
Waste Removal
Pet owners are responsible for immediate removal of waste from all community areas including common areas, sidewalks, and neighboring properties. Waste stations are located at community entrances.
Pet Limits
Residents may keep no more than two dogs and/or two cats per household. Exotic animals and livestock are not permitted. All pets must be registered with the HOA within 30 days of residency.
